Built in 1984 as a multi-tenant office building, 4551 has been the world headquarters to Applebee’s International, Inc., a publicly traded company, since they purchased the building in 1993.
This prominent building with extensive interstate exposure/identity and accessibility will be available late 2007.
Applebee’s will leaseback the building at a market rate until such time.
The building’s unique full height, three-story, glazed atrium runs through the center of the building allowing natural light and views of the lobby and well landscaped exterior.
The building’s two glass backed passenger elevators float in the atrium and are open to views surrounding the lobby. An atrium internal stairway located in the centralized core of the building gives separation, yet provides easy circulation to the building’s services.
The 83,289 rentable square foot, two-story building sits atop a well lighted, one-story parking structure that maintains 102 covered parking spaces with direct, secure access to the central lobby. 4551 sits into the grade of the overall site, creating a strong campus-like setting on 5.4± acres of ground at the NEC of Roe Boulevard and I-435 in Overland Park, Kansas.
Surface parking adjoins the northern portion of the site adding 249 additional spaces for an overall ratio of 4:1,000 spaces per rentable square foot.
